The Research Intern is responsible for conducting research with the objective of informing and enhancing firm leadership, the real estate investment process, capital raising, client services, and positioning the firm as a thought leader. This position will focus on writing research reports and analyzing trends on market conditions, issues of interest to investors, and investment strategies. Essential Duties: - Support the Global Head of Research in the tracking of key economic and real estate market variables.- Work in close collaboration with the quantitative research analysts ensuring that quantitative processes and analysis are incorporated in any recommendation.- Work in close collaboration with the Global Head of Research and in-house investment professionals to produce timely research reports.- Work with research and investment professionals to develop, maintain and communicate forecasts of key economic and real estate variables.- Assist in production of research reports and thought pieces on market conditions and issues of interest and importance to the real estate investment community.- Work with research team members to support the creation and management of real estate databases and subscriptions. Engage the support of IT as needed.- Attend research team meetings and actively contribute to the discussion.- Communicate complex technical ideas in a non-technical manner as appropriate to the audience.- Support Affinius Capital team members in developing relevant and coherent presentations. Make presentations to internal stakeholders as needed.- Develop up-to-date knowledge of market and property research and the broader real estate markets.- Work under broad supervision and substantial interdependence.- Carry out other duties as required.
The Associate -or- Senior Associate, Loan Asset Management will assist with asset management, surveillance and reporting functions for the commercial mortgage loan portfolio. Essential Duties:- Assist the Executive Director with monitoring individual loan and property performance in connection with the Quarterly Asset Review and Annual Review processes. Responsibilities include, but are not limited to, analyzing loan-level financial statements, rent rolls, and inspection reports to update the underlying collateral value and calculate/evaluate key loan metrics (i.e., loan to value, debt service coverage ratio, and internal risk rating).- Assist with loan asset management and servicing matters including covenant monitoring, payoffs, prepayments, estoppels, lease reviews, SNDAs, reserves, draw requests, cash management, easements, financial reporting, inspections, post-closing items, and other borrowers’ requests requiring lender approval.- Collaborate with internal mortgage originators and accounting team, as well as third-party servicer(s), correspondents and legal counsel to complete routine and ad hoc loan management and reporting tasks.- Create portfolio-level performance reports, presentations, and industry surveys for internal and external parties.- Partner with Executive Director to coordinate and handle mortgage compliance, data input, and information integrity.- Work with Executive Director to proactively identify problem loans, develop monitoring plan, and recommend and assist with the execution of loss-minimizing recovery strategies such as note sales, workouts, restructures, and/or foreclosure.- Identify and implement process efficiencies, best practices and/or standard operating procedures.- Support other operational tasks and projects as needed.- Additional duties as assigned.
Affinius Capital is seeking an Associate to join its investment team. The investment team oversees originations and asset management across Affinius Capital’s investment vehicles targeting debt and preferred equity originations, which are secured by acquisitions and refinancings of development, transitional, and stabilized properties. The Associate will be an integral part of the deal team, involved in all aspects of the sourcing, underwriting, diligence, and closing of new investments as well as on-going asset management. Essential Duties:- Evaluation and screening of prospective investment opportunities- Manage team of analysts throughout the investment process- Presentation of investment memoranda and investment ideas to investment committee and key members of senior leadership- Effectively negotiate deal structure, loan documents, and other agreements - Development of relationships with third party service providers, financial intermediaries, and sponsors- Coordinate and execute investment closings including all required legal and internal documentation as well as manage communication across transaction parties - Additional duties, as assigned
The Associate/Sr. Associate provides support to the Head of Valuations and assists with appraisal assignment engagement, process management, and administration. The Associate ensures compliance with appraisal policies and procedures, review of appraisals and reporting value conclusions to the team members.Essential Duties:- Ensures that appraisal services are conducted in compliance with regulations and completed within the required timeframe. - Solicits and collects bids for appraisal services from qualified approved third-party appraisers.- Maintains quarterly appraisal schedules in compliance with internal valuation policies and procedures.- Engages third-party appraisers to perform appraisal services as needed.- Collaborates extensively across different departments, including but not limited to asset management, portfolio management, acquisitions, dispositions, and corporate finance to review third-party and internal appraisal reports under the direction of senior members of the appraisal team.- Assists in the development and updating of processes and procedures that incorporate the required level of controls, while delivering well supported valuations. - Prepare detailed financial analyses of real estate assets including, but not limited to the following: discounted cash flow analysis, benchmarking, sensitivity analysis, and other various financial and performance measurement metrics. - Perform other essential duties as assigned.
