    Job Description

    Purpose of Job:

     

    Based on approved plans, the Asset Manager/Senior Manager will direct operations of assigned properties and/or portfolios, including administrative, financial, and maintenance services.  Coordinate selection vendors with building owner if required; establish goals and objectives of the owner; assist in preparation of the budget and business plan with final review responsibility; responsible for monthly, quarterly, annual and other reporting to the owner and its partners, as requested.  Coordinate with development partners on leasing and marketing strategy of assigned properties.

     

    Essential Duties:

     

    Asset Management

     

    • Oversee the operation and performance of assets within a portfolio.  Coordinate the preparation and presentation of the property budget/business plan to include financial analysis, marketing, forecasting, positioning and recommendations.  Follow through with implementation of the plan.  Review monthly/quarterly reports and report critical issues related to the asset to senior management.  Coordinate with Joint Venture Partner or Property Manager on setting pricing parameters for each asset.
    • Supervise and review performance of third party property management companies. Compile budget and capital as required for approval. Administer management agreements with property management companies and develop and implement a transition plan for the management of new assets, as required.
    • Supervise the annual budgeting process with third party managers, investment partners and internal analyst resources.

     

     Leasing

    • Coordinate with development partners on leasing and marketing plan for assigned properties to include lease up projections, estimated tenant improvement costs, marketing methods and associated budget, and prospect plans, etc. Revise Leasing Policies and Procedures as determined by ownership for distribution to property leasing personnel. Administer the Exclusive Leasing Agreement with selected leasing team.

    Analysis

    • Review, analyze and prepare detailed financial analyses of existing portfolio assets and property specific lease transactions including, but not limited to, preparation of multi-year cash flow projection scenarios, lease analysis models, financial return analysis, etc. utilizing USAA Real Estate approved software.
    • As needed, assist the analyst team with financial analysis and reporting duties. Oversee and review the annual asset management plans.
    • Monitor and review property level valuations on assigned assets each quarter. As required, assist analysts in the planning and preparation of presentations and reports for various investment entities.

    Requirements

    Minimum Qualifications:

     

    Education:

     

    • Bachelor’s degree in Finance, Real Estate or applicable degree field.
    • CPM or CCIM designation preferred.

    Experience:

    • 8-10 years of Multi-family property or asset management experience with a national or regional developer or property management company.  Exposure to senior housing assets is a plus.
    • Class A institutional experience on ground up development and lease up projects through successful disposition is required.
    • Must be highly proficient in Excel.
    • Familiarity with property management software systems such as Yardi or LRO required.
    • Prior experience with market research resources such as REIS and Axiometrics is preferred.
    • Prior regional supervision responsibilities of 5–10 assets preferred.
    • Experience with revenue management is preferred.
    • Argus experience preferred.
    • Qualifications may warrant placement in a different job level.

    Physical Requirements:

    • Regularly required to sit for extended periods of time; frequently required to stand, walk, and use business equipment daily such as computer, copier, fax, telephone, etc.
    • Frequently required to reach overhead, bend, and lift objects of up to 40 lbs.
    • Ability to handle stress caused by multiple priorities, and other unforeseen situations associated with the organization.
    • Eyesight and hearing must be correctable to standard level.
