Affinius Capital is seeking a part-time fall Investor Services and Reporting Intern to assist with: data completeness projects to enhance reporting capabilities, integration of data aggregation technologies to help the Investor Services and Reporting team answer investor inquiries efficiently and consistently, compilation of quarterly investor reports and supplements, building a data universe based on information provided to investors and consultants in quarterly questionnaires, and other ad hoc projects and related responsibilities. The Intern will receive real-world experience by obtaining an understanding of the reporting provided to investors and consultants while heavily interacting with the Investor Services and Reporting team and gaining exposure to senior management. The intern will gain an understanding of the various investment vehicles managed by Affinius Capital as well as the diverse real estate attribution reporting and accounting metrics provided to investors and consultants.  The candidate can expect an environment that nurtures and challenges, while providing hands on career-building experience. The Investor Services and Reporting team serves as the first touch for Affinius Capital’s global investor base. The team is dedicated to providing first-class client service and is responsible for handling incoming requests from both current investors and consultants. The Investor Services and Reporting team liaises with multiple groups across the firm on a day-to-day basis, including Portfolio Management, Global Investors Group, Performance, Accounting, and Compliance.  Additional duties, as assigned.

The Real Estate Coordinator/Executive Assistant will be responsible for various operational, administrative, and data-related duties in the Asset Management department.  This role will support the day-to-day management of the real estate portfolio by maintaining key documents and files, assisting with data input and accuracy, and completing routine department deliverables.   Additionally, this role will provide administrative support to several members of the department’s management team including responsibilities such as arranging travel, processing expenses, and coordinating meetings.   Essential Duties:- Manage, organize, and store various electronic files and written documents to support the day-to-day management of the real estate portfolio.- Assist with data-related activities such as researching data points, verifying for accuracy, resolving discrepancies, and uploading into the data warehouse.- Manage brokerage invoices by reviewing and validating for accuracy, submitting for payment, and tracking the status of outstanding amounts.- Gather and assemble documents into submission package for new leasing activity.- Assist with finalizing property management agreements by notifying the appropriate individuals and storing electronic versions in the document management system.- Oversee and manage letters of credit (LOCs) through coordination with the Treasury department.- Help coordinate the completion of deliverables to various internal and external requests for information.- Support property-level contracting by becoming proficient with the process and acting as a back-up administrator.- Assist with arranging travel and processing expense reports for several members of the department’s leadership team.- Complete assigned projects in a timely manner with minimal oversight.  Assist with the coordination and oversight of other departmental projects.- Identify and explore opportunities to add value or improve existing processes.- Manage multiple deadlines and operate with a high level of initiative and resourcefulness.- Support the daily operational and administrative needs of the department if and when necessary.- Perform other essential duties as assigned.

As an integral member of the New York based team, the Director -or- Senior Director will support all efforts in fund launch oversight, investor relations/services, marketing materials, project management and due diligence efforts. This role requires outstanding communication and analytical skills, people management talents, as well as successful experience working cross-functionally to provide timely, accurate and appropriate information to our investors. The Analyst provides support to the Multifamily development team, to include, but not limited to; preliminary transaction underwriting, preparation of investment briefs, market feasibility analysis, coordination and execution of the due diligence process, tenant/client interaction, site acquisition, oversight of development partners, contractors and other 3rd party vendors (leasing, management, construction management, environmental, etc.), and all aspects of the development process as deemed appropriate and/or needed. Essential Duties:- Prepare detailed financial analyses of proposed developments including, but not limited to, the preparation of development budgets and 10 year cash flow pro-formas and procedures.  Incorporate the procurement of detailed market assumptions into discounted cash flow models for alternative investments or scenario comparisons. - Provide support to housing Portfolio Management as required.  Assist in the preparation of quarterly deliverables and updates for various housing investment programs in addition to supporting fund analytics as assigned by Senior Managing Director.- Coordinate internal approvals including the preparation of investment briefs and cash flows as necessary for approvals. Work with senior management, third party consultants, and financing sources to structure real estate deals and terms that meet Affinius Capital's risk and return criteria.- Coordinate development activities with existing and potential partners to include the preparation of pro-forma financial assumptions, assisting supervisor in the formation and structuring of joint venture and investment structures, and implementing Affinius Capital's required due diligence and closing procedures on land acquisitions.- Cultivate new brokerage, tenant, and developer relationships and assist with the expansion and maintenance of existing relationships- Coordinate with the legal department, field personnel and other due diligence vendors. - Coordinate and assist with the marketing efforts of Affinius Capital's Multifamily development projects.- Perform feasibility studies for various projects and continually monitor market conditions to help identify opportunities in the marketplace.- Maintain project status reporting database. - Provide support to the development teams projects to include, but not limited to, the functions of venture, legal, leasing, design, construction, construction management, material testing, development, and transition to Asset Management upon project completion.- Assist with dispositions of various assets as required.- Contribute to the improvement of existing processes and promote the adoption of best practices as related to the above duties and responsibilities.- Provide secondary support to housing Portfolio Management as required.  May also support other departments with various projects related to Asset Management, and Dispositions.  - Perform other essential duties as assigned.

The Associate -or- Senior Associate, Asset Manager- Debt Capital Markets will assist with asset management, surveillance and reporting functions for the commercial mortgage loan portfolio.    Essential Duties:- Assist the Executive Director with monitoring individual loan and property performance in connection with the Quarterly Asset Review and Annual Review processes.  Responsibilities include, but are not limited to, analyzing loan-level financial statements, rent rolls, and inspection reports to update the underlying collateral value and calculate/evaluate key loan metrics (i.e., loan to value, debt service coverage ratio, and internal risk rating).- Assist with loan asset management and servicing matters including covenant monitoring, payoffs, prepayments, estoppels, lease reviews, SNDAs, reserves, draw requests, cash management, easements, financial reporting, inspections, post-closing items, and other borrowers’ requests requiring lender approval.- Collaborate with internal mortgage originators and accounting team, as well as third-party servicer(s), correspondents and legal counsel to complete routine and ad hoc loan management and reporting tasks.- Create portfolio-level performance reports, presentations, and industry surveys for internal and external parties.- Partner with Executive Director to coordinate and handle mortgage compliance, data input, and information integrity.- Work with Executive Director to proactively identify problem loans, develop monitoring plan, and recommend and assist with the execution of loss-minimizing recovery strategies such as note sales, workouts, restructures, and/or foreclosure.- Identify and implement process efficiencies, best practices and/or standard operating procedures.- Support other operational tasks and projects as needed.- Additional duties as assigned.

The Associate/Sr. Associate provides support to the Head of Valuations and assists with appraisal assignment engagement, process management, and administration.
