The Construction Project Manager manages the sourcing, coordination, implementation and oversight of construction management services in support of development and re-development opportunities for USAA Real Estate and its investment partners.  Represent the owner/investor construction management requirements related to real estate development projects. Essential Duties- Perform and/or oversee construction management duties (e.g. due diligence, planning, permitting, contract administration, budget and schedule development, periodic reporting, managing change orders, project close-out, etc.) in support of USAA Real Estate development projects.  Actively participate in construction planning sessions, to include design meetings as well as general contractor selection.  Review and oversee construction draws and cost submittals.  Make recommendations for realigning project budgets and contingencies based on project scope changes, actual costs, and unplanned events.- Complete monthly project status reporting for assigned projects to report on cash flow, forecasting, schedule, project challenges, etc. - Accountable for project completion in a timely manner and the financial health of the project from development to closeout  - Develop and enhance relationships with development partners, tenant’s, and related construction service providers.- Manage and/or oversee multiple development projects simultaneously, while ensuring new budget requests are met, new projects are started on time and completed projects are properly closed out, on time and on budget.- Assess challenges, gather information, research, and initiate innovative solutions to streamline owner’s development management platform to drive industry-leading processes and techniques. - Manage and oversee all construction related legal documentation related to the execution of the project, including, but not limited to, the following agreements: General Contractor Construction Contract, Architect/Design Professional Contracts, Civil Engineer, Geotechnical Engineer, and all other consulting services agreements related to the project (roof consultant, concrete consultant, materials testing, etc.).- Utilize the USAA Real Estate standard construction specifications and ensure the developers and contractors are building within the specifications outlined. Purpose of Job: The Development Analyst provides support to the Industrial/Logistics, team, to include, but not limited to; preliminary transaction underwriting, preparation of investment briefs, market feasibility analysis, coordination and execution of the due diligence process, tenant/client interaction, site acquisition, oversight of development partners, contractors and other 3rd party vendors (leasing, management, construction management, environmental, etc.), and all aspects of the development process as deemed appropriate and/or needed. Essential Duties: - Prepare detailed financial analyses of proposed developments including, but not limited to, the preparation of development budgets and 10 year cash flow pro-formas and procedures.  Incorporate the procurement of detailed market assumptions into discounted cash flow models for alternative investments or scenario comparisons. - Coordinate internal approvals including the preparation of investment briefs and cash flows as necessary for approvals. The Analyst/Associate provides advanced level financial analysis and technical support in valuing assets and evaluating investment and portfolio returns, financing alternatives, and partnership return analysis for infrastructure investments.  This role will also include deep infrastructure market research, legal documentation review, and internal portfolio reporting and stakeholder coordination.The position is within Attexo Capital, USAA Real Estate’s infrastructure investment and investment management subsidiary.  As a new venture, Attexo Capital presents elements of a small startup within a much larger institutional parent; accrdingly, a demonstrated entrepreneurial energy and drive is important. Essential Duties:- Prepare detailed infrastructure financial analyses, assist with financial modeling and develop models to compare alternative investments or scenario comparisons. - Research market information to incorporate prudent modeling assumptions.  Assist in market underwriting.  - Coordinate, compile, review and summarize investment-related due diligence materials. Work with other team members on issues related to investment due diligence. The Executive Director of Asset Management is responsible for developing and implementing strategies that will maximize the operational and financial performance of USAA Real Estate while increasing the value of the company’s portfolio. This person will also be responsible for leading an asset management team and monitoring the physical and financial condition of all properties.  The Executive Director monitors and reports performance results to senior executives and outside investors/partners.  Primary contacts for this role are with Portfolio Management, partners, co-investors and all third-party management, leasing and development teams. Essential Duties:- Enhance/Own the vision for the Industrial Asset Management strategy, and drive the roadmap for the team, working with key stakeholders.  Assist the Head of Asset Management in the development and implementation of long-term and short-term goals for the department.- Collaboratively work with Portfolio Management to ensure alignment on strategic imperatives at the property and fund level.- The Executive Director is expected to be: (1) Capable of extreme attention to detail. Analyze all results/scores and supervises the implementation of Action Plans to improve performance- Oversee leasing and marketing plan for assigned buildings to include lease up projections, estimated tenant improvement costs, marketing methods and associated budget, and prospect plans, etc.. Supervise and coordinate the negotiation of leases (direct negotiation as necessary).  Approve lease transactions within parameters.  Review tenant financials and credit profile. Present and obtain senior management approval for transactions outside of parameters. - Negotiate and administer the service contracts with third-party property management and leasing teams.- Review and assess the performance of property management and leasing teams.- Confirm compliance of partner/joint venture and lender requirements in implementation of asset management and property business plans.- Report to senior management and owner’s partners critical issues related to the assets and portfolio and coordinate preparation of monthly and quarterly reports for Senior Management and Investors.
