The role of the Senior Associate is to assist the portfolio management team manage the critical operations of the USAA Real Estate Eagle Fund (“Fund”), USAA Real Estate’s (“USAA RE”) flagship open-ended core-plus fund.  The role is high profile and provides broad exposure interacting with stakeholders across the asset management, investment (development and acquisition), accounting, investor reporting and capital raising departments of USAA RE. PRIMARY RESPONSIBILITIES Fund Management- Provide Fund and asset-level forecasting, sensitivity and ad-hoc analysis including hold/sell analysis and income and appreciation forecasts.- Assist in the management of Fund-level debt including lines of credit and levered feeders.- Work closely with development and asset management to ensure capital draw projections, updated budgets, and project completion dates as well as updated leasing and financial projections are materially correct and is reflected in the quarterly valuations and incorporated in the Fund’s cash management and capacity forecasts.- Assist with the Fund’s compliance requirements and ensure governing documents and investor side letter requirements are met. The Manager, Performance Reporting works closely with the Senior Director of Performance team and the senior leadership team to synthesize and interpret performance of the Company’s investment programs and underlying investments. This position will assist in historical performance metric calculations for reporting and will assist in delivering actionable, performance-based insights for communicating to and assisting senior management with decision making.  Essential Duties:- Assist in the calculation of recurring historical performance measures, including money (IRR) and time-weighted returns, equity multiples, waterfalls and related incentive fees and promotes relied upon by business units and disclosed in both investor reports and financial statement footnote disclosures.- Assist and manage data streams to benchmark service providers, interpret performance results through the use of attribution methods and analysis and communicate results to senior management and colleagues both orally and in written form, as required.- Interpret and summarize quarterly NCREIF index releases relied upon for benchmarking purposes and use related querying and analytical tools to glean insights into relative performance.- Collaborate with IT and accounting personnel to further automate performance calculations through Yardi’s performance-based system.
